Rio Casa HUDC En-Bloc

Riverfront Residences is the result of another successful collective sale secured by an Oxley Holdings led consortium.

Replacing the former privatized HUDC Rio Casa, this river facing land plot was acquired in an en-bloc deal for $575 million in May 2017.

Located in Hougang Ave 7, Rio Casa used to house 286 apartment and maisonette units, spanning 7 blocks over a huge plot of land.

Oxley Holdings (35%) and its joint-venture group of partners – KSH Holdings (35%), Lian Beng Group (20%) and Apricot Capital (10%) were quick to see the great potential and managed to secure this site at a very competitive rate before the frenzy of en-blocs started spiking up land prices towards the end of 2017.

Adding in an estimated differential premium of $208 million to top-up the lease to 99 years, the total land cost of $783 million paid by the developer translates to an estimated land rate of $706psf per plot ratio (ppr).
